​​​​​​1. Booking and Payment Conditions
 

• Establishment of Agreement: A reservation can be made verbally, by telephone, in writing, or by e-mail. The agreement is final once the deposit has been received, by which you also declare to have received and accepted the general terms and conditions of Residenza Marrone.

• Confirmation: You will receive a booking confirmation by e-mail stating the total rental amount and the general terms and conditions.

• Deposit: A deposit of 50% of the total amount must be paid within 7 days of receiving the booking confirmation. Until this deposit is received, the reservation is considered an option. If the deposit is not received within 7 days, the reserved room will be released to others.

• Final Payment: The remaining balance must be credited to the account of Residenza Marrone no later than 30 days before the arrival date. Failure to do so gives Residenza Marrone the right to cancel the reservation, subject to the cancellation conditions.

• Last-minute Bookings: For reservations made within 30 days of arrival, the total amount must be paid immediately.

• Tourist Tax: Local tourist tax is not included in the room price and must be paid in cash at the latest during check-out.

• Additional Costs: Costs for additional services (minibar, extra linen change, etc.) must be paid in cash at the latest during check-out.

• Discounts: Discounts apply only to the basic rental price and are not valid in combination with other promotions or existing reservations.

• Payment Methods: Payment for the accommodation can be made via bank transfer or other agreed methods. Payment for additional services must be made in cash at check-out. Please note: We do not have credit card or PIN facilities.
   

2. Cancellation Policy
 

• Cancellation up to 30 days before arrival: You will receive a full refund of the deposit.

• Cancellation within 30 days of arrival: The cancellation fee is 100% of the total rental amount.

• Early Departure: In the event of early termination of the stay, for whatever reason, the full amount of the reservation remains due.

• Procedure: Cancellations must be sent by e-mail to ciao@ResidenzaMarrone.com. The cancellation is only legally valid after a written confirmation from Residenza Marrone.

• Insurance: We strongly advise you to take out your own travel and cancellation insurance.

• Cancellation by Owner: If we are forced to cancel due to force majeure, you will be informed immediately and receive a full refund of all payments made. If possible, Residenza Marrone will offer a suitable alternative. Any external costs (flight tickets, car rental, etc.) will not be reimbursed by us.

 

​3. Responsibility and Liability

​

• Risk: The stay at Residenza Marrone is entirely at the guest's own risk.

• Liability: Residenza Marrone is not liable for:

  • Personal injury, theft, loss, or damage to property (including parked vehicles), regardless of the cause.

  • Failure or malfunction of technical equipment in the accommodation, including but not limited to Wi-Fi, heating/air conditioning, and utility outages.

  • Nuisance resulting from natural disasters, extreme weather, insects, attacks, strikes, violence, or accidents.

• Food Safety: Residenza Marrone complies with the officially prescribed HACCP protocols for food safety and hygiene. Nevertheless, Residenza Marrone accepts no liability for illness, injury, or death resulting from possible contamination or allergic reactions, to the extent permitted by law.

• State of Accommodation: Upon arrival, you must check the accommodation for defects or unsafe situations and notify the owner within 24 hours. The owner will then take the necessary steps to rectify this within a reasonable timeframe.

• Damage: Any damage to or loss of property belonging to Residenza Marrone must be reported immediately and reimbursed by the guest.

• Third-party Access: Use of the stay by third parties is not permitted. To respect the privacy and tranquility of other guests, the grounds are exclusively accessible to registered guests. Third parties may not stay overnight without the owner's permission.

• Swimming Pool (Available from 2027 season): Use of the pool is at your own risk. Diving is not permitted (depth 1.50m).

• Identification: Upon arrival, providing a valid ID is mandatory according to Italian law. We handle your data carefully in accordance with GDPR privacy legislation.

• Access: The owner reserves the right to deny access to guests in the event of a serious violation of the terms or inappropriate behavior, without refund of stay costs.

• Law: Italian law applies to all disputes. In the event of a dispute, all (legal) costs are at the expense of the guest.

 

4. Stay and House Rules

• Check-in: Between 16:00 and 19:00. Check-out: No later than 10:30.

• Early/Late Check-out: If possible and exclusively by prior arrangement (€35 extra cost).

• Minimum Stay: Low season (Nov 1 - May 1) minimum 2 nights. High season (May 1 - Nov 1) minimum 3 nights.

• Breakfast: Served between 08:30 and 10:00. Please inform us of any allergies or dietary requirements before arrival.

• Minimum Age: To offer a quiet environment, we maintain a minimum age of 16 years. The main guest must be at least 25 years old.

• Sustainability: We kindly request that you turn off the air conditioning/heating when leaving the room.

• Group Bookings: For exclusive rental of the entire B&B, a 10% cleaning fee is charged over the total rental price.

• Facilities: Breakfast, Wi-Fi, bed/bath linen, pool towels, parking, and final cleaning are included.

• Minibar: A minibar is available in the room. Use is subject to a fee (price list available in the room).

• Pool Rules (from 2027): Open May 1 – Sept 30. No glassware allowed. Closed after 21:00 for cleaning and safety. Please use the provided pool towels, not room towels.

• Pets & Smoking: To provide an allergy-free environment, pets are not allowed. Residenza Marrone is strictly non-smoking (indoors, pool area, and all terraces).

• Quiet Hours: We ask our guests to respect the peace between 23:00 and 08:00.
