OUR ROOMS

Our rooms are decorated in light tones and feature a contemporary interior. They're equipped with all modern conveniences and our king-size box-spring beds ensure a restful night's sleep.

We truly value your privacy, which is why nearly all our rooms boast their own private terrace where you can unwind beautifully. Enjoy a lovely cup of coffee or a refreshing drink from the minibar, right in your own room.

All rooms include the above-mentioned facilities, but not all rooms are furnished identically. You will find the specific amenities for every room detailed separately.

 

Our rooms are spacious (between 23.5 and 26.5 m²), but they're set up to comfortably accommodate two people. For this reason, it's not possible to add an extra bed..

ROOM UNO

2 quests

This room offers a private portico, complete with a sofa and armchair, perfect for relaxing while overlooking the courtyard and hills. Inside, you'll find a spacious walk-in rain shower. This is also one of our two rooms that include a standalone bidet. 

ROOM DUE

This is the second room that features a private portico furnished with a sofa and armchair, offering lovely views of the courtyard and beautiful hills. It also includes a double sink, plus a bidet shower next to the toilet.

This room features a small private terrace with seating, offering stunning views of the Sibillini Mountains. Inside, you'll find two sinks located conveniently within the room, while the separate bathroom offers a large walk-in rain shower, a toilet and a standalone bidet.

ROOM QUATRO

Our largest room features a  private terrace with two armchairs, perfect for enjoying the morning sun with breathtaking views of the Sibillini Mountains. This room is very bright and sunny. You'll find a window in the bathroom and a bidet shower next to the toilet. A desk is provided for your convenience.

ROOM CINQUE

Situated at the rear of the house, this room benefits from significant shade, making it one of our coolest accommodations. Although it doesn't have a private terrace, a convenient bench by the door offers a spot for your morning coffee. The room is bright, with a window in the bathroom, and features a walk-in rain shower and a bidet shower by the toilet.

Our room rates range from €120 to €140, per night varying by room type and season. For the most up-to-date pricing for your preferred room, please contact us.

MINIMUM STAY

  • Low Season (November 1st - May 1st): A minimum stay of 2 nights is required.

  • High Season (May 1st - November 1st): A minimum stay of 3 nights is required.

USEFUL TO KNOW

  • Check-in and check-out: You can check in from 4:00 PM to 7:00 PM and check out before 10:30 AM. If you need to arrange different times, please let us know and we'll do our best to accommodate your request (additional charges may apply).

  • Breakfast: Breakfast is served from 8:30 AM to 10:00 AM.

​

  • Towels: Towels are changed every other day (daily changes are possible upon request for a fee).

​

  • Bed linen: Bed linen is changed weekly (more frequent changes are possible upon request for a fee).

​

  • Air Conditioning/Heating: Air conditioning/heating is included and available in all rooms.

​

  • Drinks: Minibar usage is subject to charges.

​

  • Beauty salon: Treat yourself and your skin in our beauty salon! The owner, with years of experience from her own successful salon in the Netherlands, is delighted to offer you fantastic facial treatments.

​

  • Luggage storage: Luggage storage is available.

​

  • Tourist tax: Room rates do not include local tourist tax of €2.10 per person per night.

​

  • Extras: We kindly request that all additional costs, including minibar usage, beauty salon services and tourist tax, be paid in cash before your departure.

​

  • Pets: To ensure a comfortable and allergy-free stay for all our guests, pets are unfortunately not allowed.

​

  • Adults only: We strive to offer all our guests an oasis of peace and relaxation. To guarantee this atmosphere, we maintain a minimum age of 18 years.

​

  • Smoking: Smoking is not permitted in our rooms or on the terraces. We appreciate your understanding so everyone can enjoy a fresh and pleasant environment.

​

  • Parking: Parking is free on the Residenza grounds.

​

  • Lunch and dinner: We do not offer lunch or dinner facilities at our Residenza. In the immediate vicinity, you'll find a wide selection of excellent restaurants. We are happy to advise you and gladly make reservations for you

​

  • Alternative dining options: Just a 4-minute drive away, you can find options for takeout sandwiches, pizza, or do your grocery shopping at the supermarket.

​

  • Quiet Hours: We observe quiet hours between 10.30 PM and 8:00 AM.
